It is Delhi plus a ring of cities in three states — Gurugram, Faridabad and Sonipat in Haryana; Noida, Greater Noida and Ghaziabad in Uttar Pradesh — and each has its own rules, its own RERA authority and its own price story. A flat in Noida and a plot in Sonipat may be an hour apart, but the paperwork, the stamp duty and the risk are different.

Gurugram suits buyers who want to live near the large corporate offices; the Dwarka Expressway and the Southern Peripheral Road belts are where most of the new launches are. Noida and Greater Noida offer wide planned sectors and metro access, and the Yamuna Expressway belt around the Jewar airport site is where investors are looking. Sonipat and Kharkhoda, on the northern edge, are where plotted land and industrial-led growth are still priced well below Gurugram.

Check the project on the right RERA portal — Haryana RERA for Gurugram and Sonipat, UP RERA for Noida and Ghaziabad, Delhi RERA for Delhi. Match the registration number, the phase and the tower to what is being sold to you. Ask for the approved layout or building plan, the land title chain, and the possession date the developer has committed to RERA, not the one in the brochure.
Budget beyond the basic sale price: stamp duty and registration (they differ by state, and women buyers often pay less), GST on under-construction homes, preferential location charges, car parking, club membership, maintenance deposit and power back-up charges. Ask for an all-inclusive cost sheet before you compare two projects — a cheaper rate per square foot can cost more once these are added.
There is no single best area — it depends on why you are buying. For a home near work, Gurugram and Noida have the deepest job markets. For long-term investment on a smaller budget, the Yamuna Expressway belt and the Sonipat–Kharkhoda corridor are still early in their growth. Gurugram usually costs more and offers more premium high-rise and corporate-adjacent projects. Noida tends to give more space for the money, a planned sector layout and wider metro coverage. Rental demand is strong in both. The right choice is the one closer to where you or your tenants will work, at a price that leaves room for the extra charges.
Search the project name or registration number on the state portal: Haryana RERA for Gurugram, Faridabad and Sonipat; UP RERA for Noida, Greater Noida and Ghaziabad; Delhi RERA for projects inside Delhi. It depends on the state, and the rates are revised by notification. Broadly, Delhi and Haryana charge a lower rate for women buyers than for men, and Uttar Pradesh gives women a concession up to a value limit. Registration charges are added on top. Check the current rate with the sub-registrar or your advocate before you budget — we include it in every cost sheet we prepare.
Ready-to-move homes carry no GST and no construction risk, and you can see exactly what you are buying. Under-construction homes usually cost less and offer staggered payments, but depend on the developer delivering on time. If you choose under-construction, prefer developers with a delivered track record and check the RERA possession date.
Plotted land can appreciate well where new roads, industrial corridors or an airport are coming up, and there is no building to age.
